Construction Updates for Projects in the Neighborhood.
Montgomery Center
(inside Montgomery, Fairfax, Madison, Royal streets)
Demolition is expected to start in April to clear the way for a block-size combination of residential and retail units in two towers, one 53 feet high, the other 100. The initial work will include dismantling the current utility poles on surrounding streets and digging up sidewalks to bury cables for Dominion Energy and others. Contractors promise that street lighting will remain on during construction. Existing buildings will be torn down mostly by an excavator, a kind of metallic Tyrannosaurus Rex that rips off roofs and downs walls with its jaws, although with comparatively little noise. The ear-banging pile driving is expected to start in August and run for four weeks. The entire construction project is scheduled to take 29 months – until Winter 2027.
TideLock - Construction Progresses!
The Tidelock construction update is as follows: Over the next few months, the focus of construction activities will be completing the building’s facade and installation of the building’s interior finishes. Generally speaking, there will be an increase in deliveries into / out of the jobsite as we bring in material and haul out debris. This shouldn’t impact the neighbors, but is more so to give you an idea of what activities will be taking place over the coming months. There are 2 planned activities that may affect neighboring tenants:
- 3/28-3/29: Tower crane removal. This work will take place the last weekend in March, where we will be disassembling the last tower crane. This will require a smaller “assist’ crane to be brought to site and temporary staging along N Fairfax (just in front of the site) as parts of the crane are removed.
- Late April-early May: At some point in this timeframe, we are expecting Dominion to set and energize the project’s transformer. This will require a power outage as the connections are made, which may impact the properties adjacent to the Tidelock site. I am waiting on Dominion to provide more details about when the outage will happen, how long it will take, and what properties will be affected. I will pass along those details to you as they become available.

Pile driving has begun at 425 Montgomery Street , so pull out the white noise machine and look for the 900 block of North Royal to be closed to be closed for street parking for the next few weeks.
