Montgomery Center Update! (6/6/2025)
We are excited for the future of Montgomery Center.

The Final Site Plan, which equates to the grading permit for the project, is now approved by the City to allow successive permitting of demolition, utility work in the right-of-way, and excavation. This approval jumpstarts building permit plan review, maintenance of traffic coordination with stakeholders, and scheduling of collaborative work by the private utility companies to enable commencement of construction.

Attached please find the 9th edition of our Montgomery Center Construction Update. Although dates may be adjusted with the actual timing of iterative approvals, many highlights remain the same along with the following specific updates and forecasts:

Past 30 Days:

  • Public improvement bond posted with the City.
  • Final Site Plan sheets for enabling activities released.
  • Art & Cultural User MOU under draft review with the City.
  • Private utility relocation designs approved by all utility companies.
Next 60 Days (Summer 2025):
  • Art & Cultural User’s interior layout design review with the City.
  • Scheduling and notification of public presentation for the Art & Cultural User.
  • Finalized Art & Cultural User MOU.
  • Building Permit Plan Review, including support of excavation.
  • Execution of all utility agreements and coordination of disconnects.
 Next 120 Days (Q3-Q4):  
  • Utility disconnects (required for demolition permit approval).
  • Interior abatement (required for demolition permit approval).
  • Phase 1 right-of-way permit review and approval (demolition and utility relocation).
  • Mobilization for utility relocations including from overhead wires to underground conduits.
  • Preconstruction surveying and monitoring implementation.
  • Building Permit approval.

The construction has been progressing nicely since our last schedule update email. 

  • The tower crane was erected last week and the concrete operation has started. 
  • The exterior finish mockup construction is also ongoing.

TideLock - Construction Progresses!
The structure “ topped out” in January and the two , large tower cranes have come down. The building exterior is going on now, and we expect to be “closed in” by June. At that point, the work will really shift to the interior all the way up to completion next February.” – Ryan J. Whitaker, Whitaker Facilities Corp., Whitaker Investments Corp.

The Tidelock construction update is as follows: Over the next few months, the focus of construction activities will be completing the building’s facade and installation of the building’s interior finishes. Generally speaking, there will be an increase in deliveries into / out of the jobsite as we bring in material and haul out debris. This shouldn’t impact the neighbors, but is more so to give you an idea of what activities will be taking place over the coming months. There are 2 planned activities that may affect neighboring tenants:

  • 3/28-3/29: Tower crane removal. This work will take place the last weekend in March, where we will be disassembling the last tower crane. This will require a smaller “assist’ crane to be brought to site and temporary staging along N Fairfax (just in front of the site) as parts of the crane are removed.
  • Late April-early May: At some point in this timeframe, we are expecting Dominion to set and energize the project’s transformer. This will require a power outage as the connections are made, which may impact the properties adjacent to the Tidelock site. I am waiting on Dominion to provide more details about when the outage will happen, how long it will take, and what properties will be affected. I will pass along those details to you as they become available.
