OCTOBER Look ahead schedule
10/7/2025 – The Montgomery Street Closure will between N Pitt and N Royal.
The N Pitt Street Closure will be between First Street and Montgomery Street – but mostly close to Montgomery Street.
9/2025 – At 425 Montgomery, the construction continues to progress on schedule. Our first apartments are planned to be completed by the end of 2026.
In October, the concrete operation will continue placing concrete for the 1st and 2nd floor structural slabs, following in sequence.
Framing for placement of structural concrete for the 3rd floor is anticipated later in October.
The construction drive lane along Montgomery Street will continue to be utilized to supply building materials to the job overall.
Virginia American Water work is anticipated to begin work in mid-October on Montgomery & N Pitt Streets as part of their waterline replacement project.
Starting on or about October 13th , the water utility subcontractor will have road closures on Montgomery and N Pitt during the week from 9am to 3:30pm (Monday thru Friday).
They anticipate the Montgomery St Closure to be 1 week from 9am to 3:30pm (Monday thru Friday).
N Pitt St will also have a closure for approx. 1 week from 9am to 3:30pm (Monday thru Friday) but these closures will not occur at the same time.
The work plan does not anticipate any new sidewalk closures due to this work.
Note the attached Look Ahead schedule has the full water line work including non-road closing scope and exceeds the 2 weeks listed above for road closures.

Updates from our friends at TideLock August 27th
The Tidelock construction update is as follows:
- Exterior work is continuing on the facade and we are doing unit finishes on the interior. The Sales Center will open and we will start taking formal reservations and writing sales contracts on the condos in September.
- Exterior work on the building is progressing and most of it should be completed in the next 2-3 months. We will be launching our condo sales center just after Labor Day and will be writing contracts for condo purchases starting then. Urban Pace will be handling the sales and marketing for the condos. The overall project is scheduled for completion around the end of the first quarter 2026, so only about eight months to go! The apartment will be open for new residents a few weeks after the condo building is completed, with pre-leasing of apartments to start after January 1.
425 Montgomery Project
At 425 Montgomery, the construction continues to progress on schedule. Our first apartments are planned to be completed by the end of 2026.
- In August, our excavation operation will be coming to an end and our concrete work will be ramping up.
- We will be finishing up the concrete footings and continuing with slab-on-grade concrete and columns.
- We will start work on our first elevated concrete garage slab.
- We will continue with waterproofing and placing of foundation walls.
- We will continue working on the exterior finish mockup construction.
